Plot boundary marking and boundary settlement

A fence on its own does not define the cadastral boundary. Boundary marking (omeđavanje) transfers the boundary from the cadastral records to the ground and marks it with boundary points.

When you need boundary marking

  • You are building a fence or a building close to the boundary.
  • You are buying a plot and want to see where the actual boundaries are.
  • Your neighbour has built something and you suspect they have crossed the boundary.
  • After a subdivision — to mark the new plots.
  • Old boundary stones have disappeared or been moved.

What boundary marking involves

  1. The surveyor obtains the plot data from the cadastre.
  2. On site, they locate existing points and calculate the position of the boundary.
  3. They mark the boundary's turning points (pegs, bolts, boundary stones).
  4. It is a good idea to invite the neighbours to attend — this avoids later disputes.
  5. You receive a sketch and a record with the coordinates of the points.

What if the neighbour disagrees

The surveyor shows the boundary according to the cadastral records. If the neighbours disagree, the solution is an agreement or a boundary settlement procedure in court. In that case a surveyor or a court-appointed expert works on the court's instructions.

Tip: before a dispute, have the boundary marked and the current situation surveyed. That way you have facts instead of estimates.

What if the cadastral records do not match the situation on the ground?

In areas with an old survey, the boundaries on the plan may differ from the situation on the ground. In that case, plot identification comes first, followed by a correction.

How accurate are the boundary points?

As accurate as the data in the cadastre. With a new survey the accuracy is to the centimetre; with an old one the deviation may be larger.
